Conversion of house into staff flats
One way to provide good quality staff accommodation might be to convert a house into self contained flats. Planning Authorities are often quite happy to permit this form of development, however there are some technical problems to be overcome in order to meet current Building Regulations. This need not deter you, because they can be overcome by an experienced Building Surveyor.

I have been responsible for the conversion of a large house into 5 self contained flats. Regulations concerning sound transmission between flats, high levels of thermal insulation, the use of sustainable energy, the protection of endangered species such as bats and newts and a protected oak tree in a difficult position were all complied with and the property is now a very welcome addition to the school estate.

The work was carried out using a Managed Contract arrangement whereby I employed a site agent on behalf of the school and project managed the scheme myself. This showed significant cost savings over the traditional fully designed and tendered route.
